Local Author Headlines Super Saturday at Sandusky Mall

         

The last Saturday before Christmas, often known as “Super Saturday”, will be jam-packed with activity at Sandusky Mall.  On December 18, local author Chris Bores will sign copies of his new book, The Sandusky Mall – A History, at BAM! (Books-A-Million) from noon to 3 PM.  Bores is a Huron native who turned his fascination with local history into a 192-page book filled with photos.  He takes readers back to the early 1970s with a nostalgic tale of the development and early days of the mall.

Mall guests who are getting in last-minute shopping will enjoy other attractions throughout the day.  Volunteers from United Way will offer gift wrapping 1 – 4 PM.  Magician Bill Gang will entertain the crowd 3 – 4 PM.  From 5 to 8 PM, DJ Troy Baumgartner will pump out the tunes while kids will be able to sport a little holiday color courtesy of Face Painting by Kristi.  For everyone’s convenience, the mall will be open for extended shopping hours, 9 AM –  10 PM.

Perkins School Board of Education Approves Enterprise Zone For Sandusky Mall Development

Perkins Township – The Perkins Local School District, in partnership with the Perkins Township Trustees and the Sandusky Mall Residential LLC, are proud to announce that a $13 million upscale, multi-family residential development at the Sandusky Mall is moving forward.

The development plan is a joint venture proposed by the Cafaro Company, Sandusky Mall Residential LLC of Niles, Ohio, and Crossroads Group LLC, of Richfield, Ohio.

“We thank the Cafaro Company for its unwavering interest and support in our community for many years,” said Perkins Schools Superintendent Todd Boggs. “It has been an honor to work with Anthony Cafaro Jr., the co-president of the Cafaro Co., and our Perkins Township and Erie County officials to reach an agreement.”

Mr. Cafaro added, “We greatly appreciate the thoughtful cooperation of the school board and Perkins Township Trustees. We believe this project will solidify the importance and vitality of the Sandusky Mall complex and make it a valuable asset to the community for years to come.”

The development plans call for the construction of 126 two-bedroom deluxe apartments to be built on 17.5 acres currently used as a parking lot. The land is on the east side of Hobby Lobby store.

The Perkins Local School District Board of Education on Wednesday, October 13, approved a request from the developers for a 15-year enterprise zone program.

Under the enterprise zone agreement plan, 100 percent of the property taxes for the new construction will be abated for the first 10 years, and 50 percent of the property taxes will be abated for the next five years. The enterprise zone only covers the new construction. The mall owners will continue to pay property taxes on the land, which has a tax value of $503,000.

The developer also has agreed to pay Perkins Schools a $100,000 payment in lieu of taxes within 90 days of the enterprise zone package receiving final approval.

“This agreement serves a dual role in supporting development in our area while protecting our local interests at hand,” Mr. Boggs added.

The school district, as well as the Perkins Township trustees, have approved the enterprise zone. The tentative agreement now will go before the Erie County Commission for its consideration.

Tim Coleman, chairman of the Perkins Township Trustees, said the schools, township, and the owners of the Sandusky Mall worked diligently to ensure that the project becomes reality.

“This project will provide many new housing units that will provide more than just a new home but will also serve to bolster business prospects at the Mall as well as in our commercial district on U.S. Route 250,” Mr. Coleman said.

Gary Boyle, the township administrator, added that the current Mall plan and the abatement deal were the result of several meetings among all parties. The development is expected to have a positive impact on the community for years to come – and long after the abatement expires.

“The ownership of the Mall has invested millions in reconfiguring the Mall to reflect the current needs of retailers and to attract new businesses,” Mr. Boyle said. “This project will result in the largest new residential development in the township in a long time.

Construction is slated to begin in October or November 2021, and employ up to 240 construction workers with an annual payroll of an estimated $4 million over the two-year construction period.

The developers estimate that the total construction cost of the development will be a maximum of $13 million and there will be an estimated $330,000 invested in furnishings and fixtures.

The Evolution of Sandusky Mall

A dramatic, ongoing renovation and appealing new offerings are changing the nature of Sandusky Mall.  Reconstruction began last year when a former department store space (a former Sears) was demolished.  This made way for an all-new, stand-alone, 50,000 square foot Hobby Lobby.  Shortly thereafter, Shoe Dept. Encore relocated in October to a new 13,500 square foot location.  Another large space (a former Macy’s) was then redeveloped into smaller venues for other new retailers.

This year, in early June, Five Below debuted in one of those spaces. The new 10,276 square foot store is part of one of the fastest-growing retail chains in America, offering high-quality products loved by tweens, teens and more, with most items priced at five dollars or less. Five Below has 1000 stores in 38 states.

Later this year, TJMaxx will move from its current location to a nearly 26,000 square foot space.  Between TJMaxx and Five Below, Ross Dress for Less will open its doors in 2023, occupying 22,261 square feet.  Since 1982, Ross Dress for Less has focused on bringing customers a constant stream of high quality department and specialty store brands at extraordinary savings, in a “no-frills”, organized shopping experience.

Next door to Five Below, Dewey Furniture will open a new 10,846 square foot showroom in the fall. Sandusky residents may already be familiar with the Dewey name from the mattress store operating on Milan Road.  The new Sandusky Mall location will include a broader array of furniture, including top brands like La-Z-Boy, Ashley, Smith Brothers, Flexsteel, Tempur-Pedic, Serta, Mohawk and many more.

 

On the other side of Cheers and the food court entrance, get ready to welcome Another Broken Egg, an exciting new 5,100 square foot restaurant.  This isn’t your typical breakfast, brunch and lunch place. Its menu is second-to-none, loaded with fresh ingredients and creative recipes across a wide variety of breakfast classics, memorable brunch dishes and lunchtime favorites. It is designed to feel like a casual getaway, not just a restaurant. An opening date for Another Broken Egg will be announced in the near future.

In addition to the offerings described above, a new residential community is being developed on a portion of the mall complex near the Cinemark theater.  Approximately 32 acres has been rezoned. About half of that land will be developed with the 113-plus units. The other portion will be developed in the future.  The units will be clustered into different variations of the number of units, with attached one- or two-car garages.  It is anticipated that the first homes will be available for new tenants by ___________ in 2022.
